Independent living operations
Independent living software that keeps the beds full and the rent straight.
Royalty Group Homes is operating software for small independent living operators, built by one. Know what every bed is doing, what every resident owes, and which referral partner actually fills a bed.
Free for one house, with no card and no time limit. $99 a month for two or three, $199 for four or more. 17 houses across 5 operators run on it today.
Built for operators of 1 to about 10 homes. If you run a licensed clinical facility with 50+ beds, this is not your system — and we will tell you what is.

The bed board, with example records. Empty beds are priced, so a vacancy is a number rather than a feeling.
Why it exists
Written in a house we run, for the problems that actually happen.
Royalty Group LLC operates independent living homes. Every rule in here traces back to something that went wrong in one of them. Two records disagreed about a bed. Money was marked paid before it cleared. A vacancy list was three weeks stale when a case manager called.
The alternatives are a spreadsheet with ambitions or a clinical system built for facilities ten times your size. Neither treats a bed as the unit of everything — revenue, cost, and the lease due on the first.

What it does
Eight screens, and nothing you do not need.
One operating loop: fill the bed, record who is in it, bill what they owe, collect it, and keep the people who send you residents warm.
Bed board
Every bed, at a glance
Earning, being turned, or empty — for every bed in every house.
Residents
Who lives where
Move-ins, bed changes and move-outs kept as history, not overwritten.
Rent and ledger
What you are owed
Charges, payments and adjustments by resident, by month, to the cent.
Inquiries
Every call about a bed
Each call becomes a record with a stage, a target date, and your reply time.
Referral partners
Who fills your beds
Hospitals, case managers and social workers, with last contact tracked.
Published vacancies
A list worth trusting
Confirmed open beds, date-stamped, ready to hand a discharge planner.
Reports
Whether the house works
Collections, aging, and what each empty bed costs a month. All exportable.
Your team
Managers and bookkeepers
Managers who record the day-to-day, a bookkeeper who reads and exports.
A look inside
Four screens you would use this week.
It opens on what is quietly costing you money
A bed two records disagree about, money recorded but not confirmed, an inquiry nobody answered, a listing going stale.

Arrears and unverified amounts, never added together
Every charge, payment and adjustment for the month, by resident. What is genuinely past due sits apart from what has not cleared.

A vacancy list a case manager can act on
Confirm a bed and it joins a date-stamped list. Stale entries are flagged to you before a discharge planner finds them.

Your figures in plain English, with what to do about them
Collections against the lease you owe, aging past your grace date, what each empty bed costs a month.

Guardrails
Safe to keep rent records in.
Five rules the software holds to, whoever is using it.
Financial history cannot be edited away
A wrong charge is fixed with a signed correction. The original stays visible, so a family or an auditor always gets an answer.
Nothing goes out until you approve it
Outreach is drafted for you. A named person approves the exact text, and a sent message is frozen.
Eligibility stays your decision
No applicant is scored or ranked. Fair housing calls are yours.
Unverified money is never counted as owed
A payment not yet confirmed sits apart from arrears, so you never chase money that already cleared.
Your records are never held hostage
In every billing state you can read and export everything. Nothing is deleted, nothing is hidden.
Assistance
AI that drafts. You send.
Three places use a language model, and all three assume it will sometimes be wrong. None can send a message, change a record, or decide anything for you.
It drafts your outreach
Introductions, vacancy notices, check-ins, replies. You edit and send it under your own name.
It answers questions about the product
Answers come only from the written guides. It cannot see your records.
It writes your operating brief
Your figures in plain English, each number checked against your records first.

Drafts wait for your approval. Every message goes out under your name.
Included: the public vacancy board
Your open beds, where case managers look.
Confirm an open bed and it publishes to a board anyone placing a resident can browse, date-stamped so nobody is sent toward a bed that filled last week.
Inquiries land in your inbox with what the inquirer asked for. Promote one into your pipeline or close it with a reason. The free workspace puts your beds up there.
14 open beds across 6 homes in 1 city, as of right now.
17 houses across 5 operators run on Royalty Group Homes today.
Pricing
Your first house is free. Growing is what costs.
No per-bed pricing, no feature tiers, no trial clock. Charging more as you fill beds is a strange way to help you fill beds.

Several houses? Setup is done with you
Book a call and we load it together — houses, rooms, beds, current residents and what each one owes. You should be running on real figures the same week you pay, not typing for a month first.
Ask for guided setupWhen you would start paying
The day you add a second house, at $99 a month. A fourth house moves you to $199. Nothing expires before then, and no feature is withheld.
30 days, or your money back
Ask within 30 days of your first payment and it is refunded in full, no reason needed. Back at one house, the workspace returns to the free plan and keeps working.
If a payment fails
A grace window where nothing changes. After it, new entries pause — you can still read and export everything.
Your subscription and your residents’ rent never touch
What you pay us runs through Stripe. What residents owe you stays in your ledger, and we never process a cent of it.

“Before this, a bed could sit empty a few weeks before anyone added up what it cost, and a payment could get entered twice. Now every empty bed shows on the first screen with its monthly rate, and rent history can’t be edited after the fact.”

From the founder
Why I built this.
I run several independent living homes in Oceanside through Royalty Group LLC. For a long time the business lived in spreadsheets, text threads and my own memory. A bed sat empty a few weeks longer than it should have. A payment got entered twice. A referral partner stopped calling and nobody noticed. None of it was dramatic. It just quietly cost money and sleep.
I built Royalty Group Homes to fix that in my own houses first. Every rule in it came from something that went wrong for us. Rent history cannot be edited after the fact. Move-outs credit back the right days. Messages wait for a person to approve them before anything reaches a resident or a partner.
It is the same software we use every day. If you run one house, it is free for that house, for good. If you run several, I will help you load them.
If something does not work the way your houses work, tell me. I read every message.

Reasonable things to ask first.
- What does free actually mean?
- One house, every feature, no card, no end date. Beds, residents, rent history, your team and export are not limited. A second or third house is $99 a month, and four or more are $199.
- I run one house. Is this too much software?
- One house is where a notebook still works and quietly costs money: a bed empty three weeks too long, a partner who stopped calling, a month never reconciled.
- I run several houses. Am I paying while I type them in?
- Not on your own. Setup for a multi-house operation is done with you on a call — houses, rooms, beds and current residents loaded together, in one sitting instead of a week of evenings.
- Is this an accounting system?
- No. It is the operating record: who is in which bed, what they owe, what came in. Your books stay in your accounting software, and the ledger exports to CSV.
- Can I put a card on file before I need it?
- Yes, and it is optional. A saved card is not charged while you stay on one house. It only means that the day you add a second one, the $99 a month subscription starts on that card in one step. There is no trip through a payment page. Adding a second house is the only thing that ever starts a charge: not opening a screen, not adding beds or residents, not time passing.
- Is there a discount for paying yearly?
- Yes. Annually it is $1,089 for two or three houses and $2,189 for four or more, which is eleven months' price for a year — one month free. It is the same software either way; nothing is gated behind the longer term, and the 30-day money-back guarantee applies to it too. Every update reaches every plan the day it ships, and the dated list is on the What's new page.
- What if we subscribe and it does not work out?
- Ask within 30 days of your first payment and we refund it in full, no reason required. It is in the terms rather than left to goodwill. Your records stay readable and exportable, and at one house the workspace returns to the free plan.
- What happens to my data if I stop paying?
- After a short grace window the workspace goes read-only. Everything stays readable and export keeps working. Back down to one house, it returns to the free plan.
- Can my house manager use it without seeing everything?
- Yes. A manager records the day-to-day, a bookkeeper reads and exports, and anyone who only needs to look gets read-only access.
- Who built this?
- Royalty Group LLC, which operates independent living homes in Oceanside, California. Every rule in it came from a problem in a real house.
Every bed, every dollar, on the record.
Add your house and your current residents, and the occupancy, collections and vacancy cost figures work the same afternoon. Several houses? We load them with you.
